Kensington Waters is a new project by Ellington Properties located in Mohammed Bin Rashid City (MBR). This residential complex consists of two 12-story towers in which the developer will present 277 property units, from studios to 3-bedroom apartments. Ellington Properties plans to finish the construction by the end of 2023. Layouts of apartments in Ellington KW vary in size from 455 sqft to 2,035 sqft.

In Kensington Waters, all apartments have high ceilings of 3.2 meters and panoramic windows to showcase the gorgeous views of the rest of the city. Inspired by some of the top luxurious global resorts with a full hospitality design, the complex promises a beautiful living experience.

Kensington Waters offers a wide range of community facilities, including a swimming pool, state-of-the-art gym, fitness center and bicycle paths. Residents can take advantage of barbecue zones and spacious, comfortable lobbies and families with children can spend time at playgrounds or the splash pads. The developer offers one parking slot per property unit and an electric car charging station.

Kensington Waters is located at the intersection of Ras Al Khor Road and Al Ain Road. Both highways allow you to get to any part of the city in a short time. The road to Downtown Dubai and Dubai Marina takes less than half an hour. At the same distance from the complex, you can reach Dubai DXB Airport. Al Maktoum DWC Airport is located 40 minutes away.

The residential complex is located in a district with a well-developed infrastructure. Talal Market can be reached within a 10-minute walk. The same time would take you to North London Collegiate School and Hartland International School. The Al Jafiliya metro station (red line) is 15 minutes drive away from the complex. To get there by public transport, you can take a bus from Dubai Polo Club bust station situated nearby.

At the end of the development is MBR, which will house more than 25,000 properties. Here will be a monorail that will connect the district with the two international airports. The area's infrastructure will include swimming pools, hospitals, schools, hotels, tennis courts and sports centers.

In 2021, transactions totaling AED 6.4 billion (USD 1.74 billion) were recorded in these areas alone in MBR City, the average rental cost of a studio is AED 65,000 or USD 17,700 per year meaning investors can earn 5.9% ROI annually.
